> Here is the interview with Massimiliano Canale, a professional in the sector with over 25 years of experience, particularly in the new construction sector. > Mr. Canale, your MEDIACANTIERI agency is present in Montesilvano-Pescara. How did your career start in this industry?
I'm Massimiliano Canale, owner of the agency and the Mediacantieri brand and proud to be a partner of the L’Immobiliare.com Network. My business was founded in 1995 with a particular focus on the sales of houses under construction, having been responsible for the sales of a construction company today present on the national territory for some years. Together with my partner at the time, today my wife decided to start the path as real estate agents and until 2011, we were the point of reference in the Pescara area for the sale of newly built houses, in particular from 2006 to 2010 we had achieved full coverage of the provinces of Pescara Chieti Isernia Campobasso and Parma by setting up a small local Franchising network (9 points of sale). The real estate crisis linked to new construction that began in June 2011 led to the disposal of the structure and to focus attention on the private market as the new construction market is practically non-existent. As Gianluigi Sarzano teaches us, the crisis can be an opportunity for growth, in fact my business has undergone a series of evolutions in working methods and today I must confirm that the business has been growing continuously since 2016. In the last year with the affiliation to the “Grimaldi family” I have further expanded my spheres of knowledge and training. In my area I believe that it is the reference point for construction companies, so much so that it has received sales assignments for the most exclusive operations under construction in Pescara and Montesilvano.

> Since last year you have decided to become a Partner of the historic brand of the Grimaldi family - Limmobiliare.com, how did you become aware of this opportunity?
In the period of the lockdown, a bit confused by what was happening, unsure of what the future of the real estate market could be, I came across a seminar advertised by immobiliare.it and organized by L’immobiliare.com. I participated knowing the fame of Gianluigi Sarzano of whom I had read some publications on real estate agents, and with great surprise I was attracted by the network, in particular I found very interesting the forms of involvement at the level of working groups, 360 training ° and team spirit. Also very important is the opportunity to allow the use of the brand and name of your agency which, being rooted in the area, would not have made me lose visibility.

> In your opinion, how important is a valid presence on the web and on social networks for those who carry out your business?
Among the tools that since 2013, the year in which I started working with my Smart-working office, I have used more and more, has been internet communication. I participated in several courses and seminars both on Immobiliare.it which I consider the most important portal for the sale of houses and on casa.it, but also on idealista. I have invested heavily in communication and advertising, sometimes taking care of the ads in a maniacal way. Taking beautiful photos, captivating videos, a nice description even with the help of virtual tours, allows you to have more contacts and a positive feedback on the properties. In the last year, thanks also to the formation of L’immobiliare.com, I discovered that social networks such as Facebook or Instagram are important vehicles for confirming your brand and agency on the market. I also tried to use them differently, trying to collect subscriptions to webinars where I presented real estate initiatives to be implemented. Result? excellent, I was also able to get purchase proposals signed.

> How has the real estate market changed in your area over the past year?
I believe that the pandemic due to Covid 19 has produced a radical change in people's habits of life. Change that I confirm with an increase in the volumes of sales in the real estate market. After the months of Lockdown we started again, recovering and personally increasing the positive trend of recent years. The housing need has shifted to the search for more comfort, with more spaces both inside and above all outside the home.
